Architecture
The envelope decisions — how the home meets weather, fire, and time. Every assembly listed here carries a current CRRC or WUI Class A listing in fire-rebuild zones, and every cavity insulation here is vapor-open and free of spray foam.
Material
The surfaces you touch and see every day. Wood from named mills, stone honed and full-slab, ceramics fired in California. Patina paths over plastic finishes.
Hardware
What your hand touches every day. Solid metals with patina paths; finishes you can change without changing the underlying piece. German precision for the minimal register; Brooklyn and Danish makers as the spine.
Systems

Exclusions are part of the standard.
Some categories carry exclusions. High-silica engineered stones — Caesarstone, Cambria — are off-spec on health and regulatory grounds; California is considering a ban after 542 confirmed silicosis cases since 2019, with 29 deaths. Spray-foam insulation, XPS foam, Red-List-flagged WRBs (Henry Blueskin), and standard PVC vinyl flooring are excluded for off-gassing, embodied carbon, or Red List concerns. Indoor wood-burning fireplaces are prohibited under SCAQMD Rule 445 across most LA-area jurisdictions. Where a client requires an excluded product, we document the override and the rationale.
