Fire Rebuild

Rebuild right.
Finally.

An engineered post-and-beam house on a kit-of-parts system, adapted for the rebuild. The structure is decided. The materials are vetted. The warranty is in writing.

Seven months from cleared site to move-in on recent projects. One team for architecture, permits, materials, and construction.

The Situation

Thousands of Los Angeles homeowners are rebuilding at once. That means overwhelmed contractors, rushed proposals, and a market that rewards speed over quality. If your previous build was stressful under normal conditions, the current environment makes every problem worse.

We've watched homeowners sign with the first contractor who picks up the phone, only to end up in the same cycle of budget overruns, timeline slippage, and communication gaps; this time with the added weight of insurance coordination and fire-specific code compliance.

You deserve better than “good enough, fast.”

01 — What We Bring

Fire rebuild, done differently

01
Insurance Navigation

We work alongside your adjuster and public adjuster to ensure scope alignment between your insurance payout and the rebuild plan. No surprises when the checks clear.

02
Expedited Permitting

LA has streamlined fire rebuild permitting, but the process still demands precision. We prepare compliant documentation and manage agency submittals so nothing stalls.

03
Healthy Materials, Post-Fire

After a wildfire, air quality and material toxicity aren't abstract concerns. Every Riley rebuild uses low-VOC finishes, non-toxic insulation, and MERV-16 filtration. Standard specification, not an upgrade.

04
Reduced Decision Load

You've already spent months managing a crisis. Our refined material selections and structured decision framework mean fewer choices, not fewer options; so you get quality without the exhaustion.

05
Fire-Hardened Construction

Rebuilt homes should be more resilient than what came before. We specify fire-rated assemblies, ember-resistant venting, and ignition-resistant landscaping zones as part of every rebuild scope.

06
Single Point of Accountability

One team handles architecture, interiors, permitting, and construction. No hand-offs between firms, no miscommunication, no finger-pointing. One point of contact from first conversation through move-in.

02 — The System

How the kit of parts compresses the rebuild

The same engineered system Riley uses on ground-up custom homes, adapted to fire rebuild constraints. Decisions that normally consume months of the project are already made.

01
Structure decided

PE-stamped post-and-beam package is already engineered. No structural design loop, no re-stamping, no pause at plan check for engineering revisions.

02
Materials vetted

Red List free spec across every standard finish package. Low-VOC finishes, formaldehyde-free cabinetry, MERV-16 filtration. The selection work is done before you arrive.

03
Warranty published

10/10/5/2 terms in writing, transferable. No ambiguity at handoff, no negotiation when something needs a callback.

The rebuild compresses because the product compresses it. Custom architecture, custom interiors, vetted system underneath.

03 — Process

Four phases, one team, a timeline you can trust

Phase 01
Learn

Site assessment, insurance review, and a clear understanding of what you want to rebuild and what you want to change.

Phase 02
Design

Architecture and interiors developed together, with real costs attached at every stage. No design-then-price surprises.

Phase 03
Refine

Material selections locked, permits submitted under the City of LA fire-rebuild fast-track (about 60 days for compliant submittals), budget finalized. You sign off knowing exactly what you're getting and what it costs.

Phase 04
Build

Construction managed by our team with weekly updates, real-time budget tracking, and a timeline built around your life.

Timeline at a glance

Site assessment & insurance review (4–8 weeks) · Design + selections (8–14 weeks) · Permits in (about 60 days under the fast-track) · Construction (about 6 months on the kit-of-parts system) · Move-in.

What compresses time: the kit-of-parts package is pre-engineered, the integrated team eliminates handoffs, and material selections are pre-vetted. What does not: geotech and utility re-connection on a cleared lot, neighborhood discretionary review where it applies.

Every fire rebuild follows the same systematic delivery we use on all projects. The difference is the starting conditions, and we have adapted our process to account for them.

Let's talk about your rebuild

Every engagement begins with a conversation about what you lost, what you want to build, and how we can make this process feel manageable. No commitment, no pitch.

We'll discuss your insurance situation, site conditions, timeline goals, and what matters most to you in a home. If we're the right fit, we'll outline next steps. If not, we'll tell you that too.

Peer-to-peer. Direct. The conversation you've been trying to have.
