Our Purpose

Riley Projects exists to connect people to the natural world through the built environment.

We do it by making better homes attainable for more people. We design and build homes in Los Angeles, one studio from the first sketch to the warranty, working from a vetted kit of parts with prefabricated framing components. "Better" means the five goals below. "Attainable" means driving down what a well-built home costs to build and to own, and building at a scale that reaches more people. It is a direction, never a claim that today's homes are affordable.

Connection to the natural world

Each home is planned around daylight, natural ventilation, views, outdoor rooms and planting, so the people who live in it spend more of the day in light, air and landscape. The five goals set the standard for what the home is made of, how it performs, and how many people can reach one.

Five goals, with today's methods

Each goal is fixed. The method under it is what we do today, and it changes when a better one proves out.

  1. Attainable at scale. Drive down what a home costs to build and to own, and build enough to reach more people. Today: the kit of parts, a published price book, the plan library, prefabrication and lean delivery, with each project improving the catalogue and the estimate for the next.
  2. Built to last. Homes that get better with age and cost less to keep. Today: materials chosen for year 10, 30 and 50; continuous exterior insulation with a verified air barrier; the 10/10/5/2 warranty (10-year structural, 10-year envelope, 5-year MEP, 2-year finishes).
  3. Low carbon. Cut the carbon in every home, starting with the materials and the way it is built. Today: prefabricated framing, less waste, and all-electric systems with solar included, so the home burns no fossil fuel on site (zero operational carbon). For catalogue products that publish an EPD, we record their embodied carbon and use it when we choose between products.
  4. Healthy. Clean air, clean water, and materials screened for harmful chemistry. Today: an ERV with high-efficiency filtration, no combustion indoors, whole-home water filtration, materials screened against the ILFI Red List, and low-VOC finishes. Our specification targets products with a Declare label of Red List Free or Red List Approved; not every product meets that target yet.
  5. Low waste. Use less material and send less of it to landfill, in the shop and on site. Today: prefabricated framing cut to the model, and standard dimensions across the kit of parts.

The people who build with us

We aim to pay fairly, keep job sites safe, and treat workers, trades, suppliers and neighbors with respect. Today: the people who do the work plan it, and each week every trade commits to the work it can finish. Every issue, safety issues included, closes with a root cause. Anyone affected by our work can raise a concern.

How purpose shapes our strategy

  • Product. The kit of parts is how we repeat homes that meet the five goals at a cost more people can reach.
  • Specification. Red List screening, all-electric systems with solar, an ERV and whole-home water filtration are in every finish level (Core, Select and Reserve). None is an upgrade.
  • Projects. We prioritize projects where we can deliver all-electric, Red List screened homes.
  • Governance. We are converting to a California benefit corporation so that this purpose and our duty to stakeholders sit in our legal structure.
  • Giving. We are joining 1% for the Planet. Membership is not yet confirmed.
  • Review. The owner reviews progress against this purpose at least once a year and records it in the Annual Purpose Review.
