Lead Framer

Los Angeles, CA · Full-time · $46.00 – $61.00 per hour

Riley Projects designs and builds homes in Los Angeles with one aim: make better homes attainable for more people. Our own crew frames each house with prefabricated framing components cut to the model, so less material is wasted and the frame lands where the drawings say. The Lead Framer runs that work.

The work

  • Run a two-person framing crew through floor systems, walls and roofs from the drawings, without supervision.
  • Lay out plates, walls and openings before a stick is cut, and land within 1/8 inch of layout.
  • Set the prefabricated framing components and build the conventional framing around them.
  • Install holdowns, straps and connectors per the schedule, so the load path is complete before the frame inspection.
  • Sheathe the frame and get it ready for the water-resistive barrier.
  • Flag a drawing conflict or a field condition before building around it.
  • Teach the carpenters on your crew, and report quantities and hours at the end of each day.

How the job runs

  • Each week the crew commits to the work it can finish, and on Friday the plan is checked against what got built.
  • Every issue closes with a root cause, and each project improves the framing details and the estimate for the next one.
  • The current drawings, your tasks and the week's plan live in the Riley Field App, in English, Spanish or Chinese.
  • Tasks come from the estimate with the quantities to install.
  • A question about a detail goes to the office as an issue with photos, and the answer comes back on the same issue.

Pay, benefits and growth

  • $46 to $61 per hour, Level 5 (Lead Carpenter). Placement within the stated pay scale follows experience.
  • Health, vision and dental insurance, an FSA, a 401(k) and paid time off.
  • The next step is Crew Lead / Foreman, running a crew across every trade.
  • Courses and tailgate talks through Riley University.

What we look for

  • Experience leading a framing crew on wood-frame homes.
  • You read a framing plan, a structural sheet and a section cold, and your walls land within 1/8 inch of layout.
  • You have framed floor systems, walls and roofs at pace and can name your production.
  • You know the holdown and strap schedule and check it before the inspection.
  • Experience with panelized or prefabricated framing components is a plus.
  • You ask before you improvise.
  • You work safely and keep your tools and the work area in order.
  • A valid California driver's license.
  • OSHA 10 and First Aid/CPR/AED, held at hire or earned within your first 90 days.

Terms

  • Full-time, hourly, on our jobsites in Los Angeles.
  • Reports to the crew foreman.
