Crew Lead / Foreman

Riley Projects designs and builds homes in Los Angeles with one aim: make better homes attainable for more people. Our own crew builds each house from foundation to landscape, on a vetted kit of parts with prefabricated framing components cut to the model. The Crew Lead runs that crew on site, and each project improves the kit, the estimate and the schedule for the next one.

The work

  • Run the crew's day against the weekly plan: the morning huddle, who does what, and what has to be ready for tomorrow.
  • Lead a crew that works across trades: foundations, framing and sheathing, the envelope, plumbing, electrical and mechanical systems, finishes, and landscape and hardscape.
  • Set layout and check the work against the drawings before it is covered or the next trade starts.
  • Get the work ready for inspection so it passes the first time.
  • Own the crew's safety: the weekly toolbox talk, PPE, and a clean, organized site at the end of every day.
  • Teach the carpenters, apprentices and laborers on your crew, and move them up the skill ladder.
  • Report progress, quantities, hours and blockers every day, and raise a drawing conflict as an issue before building around it.

How the job runs

  • The Construction Manager keeps the six-week lookahead and clears what blocks the crew.
  • Each week you commit with the Construction Manager to the work the crew will finish, and on Friday you check the plan against what got built.
  • The current drawings, tasks, the week's plan and issues live in the Riley Field App, in English, Spanish or Chinese.
  • Tasks come from the estimate with the quantities to install.
  • A question about a detail goes to the office as an issue with photos, and the answer comes back on the same issue.

Pay, benefits and growth

  • $45 to $60 per hour, Level M1 (Team Lead / Supervisor). Placement within the stated pay scale follows experience.

  • The ladder continues to Level M2 (Manager), with published skill targets at each level.
  • Courses and tailgate talks through Riley University.

What we look for

  • Experience running a crew as a foreman or lead carpenter on wood-frame homes.
  • You have worked across trades and know what each one needs ready before it starts.
  • You read a full set (architectural, structural and MEP) and catch conflicts before the crew builds them.
  • You frame straight, plumb and true, and can explain the lap order at a flashed window.
  • You run a safe, clean site, and your crew knows the plan before the day starts.
  • You teach. People who have worked for you got better at their trade.
  • Fluent in English and Spanish.
  • A valid California driver's license.
  • OSHA 10 and First Aid/CPR/AED, held at hire or earned within your first 90 days.

Terms

  • Full-time, hourly, on our jobsites in Los Angeles.
  • Reports to the Construction Manager.
