Riley Projects designs and builds homes in Los Angeles with one aim: make better homes attainable for more people. Our own crew builds each house from foundation to landscape, on a vetted kit of parts with prefabricated framing components cut to the model. The Construction Manager runs construction on two to three of those homes at a time, and each project improves the kit, the estimate and the schedule for the next one.
The work
- Run construction on two to three concurrent custom homes, from permit issuance through warranty service.
- Keep the three-week and six-week lookaheads and clear what blocks the crew before it reaches them.
- Commit the weekly work plan with the Crew Lead, and own the percent of plan complete.
- Run the site: coordination and logistics, deliveries and storage, inspections and field permits (temporary power, encroachment, haul routes).
- Originate and track RFIs, collect and route submittals, and document field conditions and scope changes for change orders, with cost input for the Project Manager.
- Hold quality: sign off the work before it is covered, and get it ready for inspection so it passes the first time.
- Own safety and IIPP compliance on your projects; the Crew Lead runs the daily tailgates.
- Approve daily logs, crew time and material receipts, and check subcontractor and supplier bills against the work in place.
- Close out each home: punch walks, commissioning, final inspection and the certificate of occupancy, then warranty service after handover.
How the job runs
- The estimate drives the schedule and the tasks, so the crew installs the quantities the estimate carries.
- The current drawings, tasks, the week's plan, daily logs and issues live in the Riley Field App and the PM app, in English, Spanish or Chinese.
- A question about a detail goes to the design team as an issue or RFI with photos, and the answer comes back on the same record.
- Each week you meet with the project team; each month you bring the field cost to complete to the project review.
- At the end of each scope you review the trade partner who did the work.
Pay, benefits and growth
- $105,000 to $163,000 per year, Level L2 (Superintendent) to Level L3 (Senior Superintendent). Placement within the stated pay scale follows experience.
- Health, vision and dental insurance, an FSA, a 401(k) and paid time off.
- A published ladder with pay bands and skill targets at each level.
- Courses and tailgate talks through Riley University.
