Riley Projects designs and builds homes in Los Angeles with one aim: make better homes attainable for more people. Our own carpenters build the frame, the envelope and the finish: prefabricated framing components cut to the model, then continuous exterior insulation with a verified air barrier. Less material goes to waste, and the house is built to last.
The work
- Lay out plates, walls and openings from the drawings before a stick is cut.
- Frame straight, plumb and true, at pace, to the tolerances on the set.
- Install the water-resistive barrier and flashings as one continuous drainage plane, lapped to shed water at every penetration.
- Hang doors and install trim with tight, consistent joints.
- Flag a drawing conflict or a field condition before building around it.
- Report quantities and hours at the end of each day.
How the job runs
- The current drawings, your tasks and the week's plan live in the Riley Field App, in English, Spanish or Chinese.
- Tasks come from the estimate with the quantities to install.
- Work is planned a week at a time, and each week's plan is checked against what got built.
- A question about a detail goes to the office as an issue with photos, and the answer comes back on the same issue.
Pay, benefits and growth
- $33 to $52 per hour across two levels: Level 3 (Intermediate) at $33 to $44, and Level 4 (Senior) at $39 to $52. Placement within the stated pay scale follows experience.
- Health, vision and dental insurance, an FSA, a 401(k) and paid time off.
- The carpenter ladder runs to Level 5, Lead Carpenter. Each level carries published skill targets for layout, framing production, the water-resistive barrier and finish carpentry.
- Courses and tailgate talks through Riley University.
What we look for
- Journeyman experience on wood-frame homes: layout, framing and finish.
- You read a framing plan and a section cold, and your walls land within 1/8 inch of layout.
- You have wrapped and flashed a house and can say why each lap runs the way it does.
- You ask before you improvise.
- You work safely and keep your tools and the work area in order.
- A valid California driver's license.
- OSHA 10 and First Aid/CPR/AED, held at hire or earned within your first 90 days.

- Full-time, hourly, on our jobsites in Los Angeles.
- Reports to the crew foreman.
