Riley Projects partnered with Cedar Street Partners to re-envision the development potential for a multifamily mixed-use project at 600 Foothill Blvd, once home to the Church of Christ Scientists of La Cañada. Declining membership prompted its sale, sparking a series of proposed transformations, including a senior living facility, but community concerns led to a pause.
Most recently, Cedar Street Partners and Riley Projects have reimagined the project into a five-story, 80-unit residential mixed-use complex with mixed-income housing, 16 hotel unit accommodations, and office space, with 16 units earmarked for affordable housing. The project was filed under the Builder’s Remedy initiative, a designation recently confirmed by a court ruling, clearing the way for development and highlighting the acute need for housing supply in today’s market.
The transformation of 600 Foothill Blvd signifies a shift from the property’s religious origins to a modern, mixed-use development positioned better to serve the needs of the La Cañada Flintridge community. With Riley Projects' focus on affordability and collaboration, the project reflects a comprehensive approach to housing challenges with a design that fosters community building and well-designed spaces.
